Guide to selling your home


As a realtor for nearly 7 years, I understand the importance of selling your biggest asset. It's not just the monetary value attached to it but also the emotional rollercoaster that both sellers AND buyers have to go through. Throughout my career as a real estate professional, having worked in both seller's and buyer's markets, helping people buy and sell homes in New York and Florida, I have gained the necessary knowledge and experience to make both sides of the table happy with their decision. When it pertains to selling your home, there are a few major things to keep in mind.  





    1. Preparedness... Cleaning and decluttering your home, and even considering a home inspection to make potential repairs is a crucial first step that I always recommend all my clients take seriously. At times I would even propose that the clients I work with have a professional cleaning and/or staging crew to prepare their home to look its best.  

    2. The Chosen One... Before you even think about selling your home, decide if you should go at it alone or hire a professional. According to the National Association of Realtors, only 10% of owners sold their home without a real estate agent. Keeping this statistic in mind, make sure you hire the most qualified realtor to help with your most important asset. 

    3. The Price is Right... A key role of a realtor is researching the market and current trends to establish a realistic market value. This is done through what is called a Comparative Market Analysis. Pricing too high and the owner runs the risk of a limited amount of appointments and offers. Pricing too low and the owner may leave extra money on the table. Giving a professional opinion on price, considering multiple factors, is an extremely valuable skill that a great listing agent will possess.

    4. Like no other... Throughout my years as a realtor I have always believed that there was an interview process that potential buyers gave a new home hitting the market. That interview came in the form of listing pictures and videos. Never underestimate the role that professional photos, descriptions and videos have on a home. They tell the story and portray, hopefully, a positive experience for the future home buyer.

    5. Show it off... Always make sure to give the potential buyers the most amount of flexibility to come and view your home. Consider your realtor host an open house. Sometimes life gets in the way, but make it a priority to give all prospective customers a chance to stop by and give their feedback, positive or negative. In the end, it only takes one family to make the best possible offer on your home. 

    1. Negotiation... At one time or another you will start to receive offer(s). For many homeowners that can become very overwhelming and stressful. Having a strong and experienced agent in your corner to discern the many intricacies involved is an invaluable asset that can make all the difference in the negotiating process.  

    1. Be confident in your decision... Once you and your realtor accept an offer, make sure you are content and have them guide you through the closing process. This will involve a home inspection, the potential buyer acquiring financing, an appraisal, and a closing walkthrough.

    1. Today is the day... It's time to close on your home! Make sure you bring all the necessary paperwork that your title company or attorney require of you. Once everything has been signed, and the title has been transferred, you have officially sold your home. Congratulations and good luck to new beginnings!
