Essential Home Maintenance Tips

Purchasing a home can certainly be an exciting experience and a wise financial investment. But just like anything in life, maintenance is a very important aspect of owning a home. You don't have to spend thousands of dollars a year and it does not have to be painstakingly difficult to keep everything working efficiently. We have outlined some quick and easy home maintenance tips to keep the value of your home and in most cases even increasing it over the years.

1) Clean your gutters and downspouts.... Depending on where you live, cleaning your gutters and downspouts prevents potential water damage, mold growth and foundation issues that can be caused by debris or any blockages that impede the flow of water. Perform this task at least once a year. If you live below a tree or in a climate where high winds are common, ideally it would be best to do a maintenance check in the Spring and Fall. While you're at it, wouldn't be a bad idea to check your roof as well to make sure no shingles are misplaced. 

2) Inspect HVAC filters.... Probably the most common one, checking your HVAC filters improves the air quality inside the home, helps the system running efficiently and prolongs its lifespan. This is especially important if you have anyone living in the house who has allergies, asthma or cute pets. Keeping everyone healthy and happy! Ideally you would want to change your filters every 3-4 months, ESPECIALLY if you live somewhere experiencing all four seasons. 

3) Protect your doors and windows.... Periodically, inspect your windows and doors and seal any gaps that you may find. This can be easily performed with some caulk or weatherstripping. Proper maintenance of windows and doors will improve your energy efficiency, reduces your utility costs, and makes you feeling comfortable at home, especially in those cold climate areas.

4) Test your smoke and carbon monoxide detectors.... Make sure you test these at least a couple of times a year and replace batteries when necessary. This will help protect and save lives from any potential gas leaks or fires.

5) Inspect the home for water leaks.... Make sure to check your faucets, toilets, and most importantly under your sinks! Inspecting and maintaining these areas prevents potential water damage any rusting and harmful bacterial growth.
